　　在对大城市的繁忙生活厌倦了以后，库柏和妻子利亚收拾了他们全部财产，带上孩子，来到纽约州的荒野，一处刚买下的破旧的房屋。房子名叫冷川庄园，原先也是很有气势，很漂亮的建筑，只是日子长了没人打理，才变成现在的破败样子。但是夫妻俩有足够时间从头做起。
　　一家人开始整顿房子，起初一切都很顺利，他们和邻居们交上了朋友，房子虽然难整，也一点一点做出来了。直到有一天，这栋房屋原来的主人戴尔出狱了。他开始接触库柏一家，并答应帮助他们修整房子，但戴尔念念不忘的是要夺回他的祖产，而且不计手段。
　　现在庄园里的形势变得复杂起来，两种势力--在这里土生土长的戴尔和刚搬进来不久的库柏一家究竟哪一方能占得上风？不过库柏他们不知道，戴尔了解这所老房子里潜藏的黑暗秘密和恐怖过去，库柏一家逐渐发现自己的新居原来危机四伏……
