　　蒙特里斯一家搬入位于长岛的某三层别墅中，但是他们的生活并不顺利，家庭成员们时刻感到烦躁不安，似乎冥冥中有种神秘的力量在搅扰他们的神经。终于在某个夜晚，蒙特里斯家的小儿子似被操控一般，企图杀害他的亲人……
　　本片根据真实事件改编。1974年4月某日凌晨3点左右，纽约长岛阿米蒂维勒区一幢三层别墅发生一起灭门惨案。雷安家的小儿子罗纳德趁着父母兄弟沉睡之时，用来福枪将他们一一射杀。事后罗纳德声称，当时自己的身体被人进入，身不由己犯下滔天大罪。虽然法庭最终为采纳他的辩辞，但关于这栋闹鬼别墅的传言却甚嚣尘上。一年后，鲁兹夫妇以极低的价格购买该别墅，入住期间饱受各种怪事侵扰，最终鲁兹一家从这里搬出，该别墅至今无人入住。
